Seven warehousing complexes will top St. Petersburg warehousing real estate market

The rate of available warehousing facilities exceeds 12%. "Astera" company and "BNP Parabias Real Estate" company concluded that old and new construction types should better be erected in southern and north-western direction from the mega polis.

The last quarter of the year showed a high demand for warehousing facilities. Retail networks and operators belong to the most active potential lease-holders.

1000-3000 square meter warehousing facilities are in the greatest demand (50% of all requests). 500-1000 square meter warehouses occupy the second spot (24% of all requests). Finally, 13% of all requests account for warehousing facilities with a total space exceeding 3000 square meters.

Lease rates for class A facilities vary from 111 to 126 dollars per square meter. The lease rates are lower because of the USD exchange rate in 2014.

The experts note an increase in class B warehousing facilities vacancy rate (about 3.5%). In the first quarter of 2014 the space of vacant warehousing facilities exceeded 59 thousand square meters.
