Built-suite development causes deficiency of warehousing facilities

Such tendency leads to believe that future offer will be gradually diminishing, which, in its turn, will lead to a deficiency.

Despite the fact that current warehousing state in the real estate market is optimistic, it cannot prevent future deficiency of storage facilities. The situation is accelerated by the built-to-suite development. More and more warehouses are being build annually, yet plenty of them stay vacant, since over a half of total storage facilities are build upon a customer's individual request.

High lease rate is a direct consequence of warehousing deficiency. Average lease rate for a class A warehouse is 130-140 dollars per square meter, class B warehouse – 115-125 dollars per square meter a year.
