DSC05521Industrial park South Gate is located to the south of Moscow, 20 km from Domodedovo airport. Its strategic location at the intersection of major federal roads (A 107 and M4) provides superior logistics capabilities and minimizes financial risks for the customer.

Total land plot area of the park is 144 hectares, presupposing the construction of 650 000 square meters of class A warehousing facilities. As of today, 134 000 square meters of warehousing facilities have already been built and commissioned. Tenants of the property are mostly major international corporations, such Volvo Trucks, FM Logistic, John Deere, Decathlon and Iron Mountain.

The construction of South Gate industrial park is divided into three stages; two of them have already been successfully implemented. John Deere Manufacturing facility, John Deere Eurasia Parts and Distribution center, build-to-suit Volvo Trucks Service Center became the first properties of the industrial park, constructed during phase I.

Phase II, comprising 53 thousand of class A warehousing facilities, was completed in August 2012. The constructed properties are occupied by Iron Mountain, Tablogix and FM Logistics.

Phase III is currently under development. Despite that, some of the space has already been leased to Paul Hartmann (20 thousand square meters of land), while the rest has been reserved for leading Russian companies.

Taking into account fully functioning infrastructure, superior logistics capabilities and prime location of the property, it is not surprising that South Gate industrial park does not remain vacant. Plus, its first two stages of construction received high ratings according to BREEAM international standard – in fact, South Gate is the first industrial park in Russia that received "Pass" and "Very Good" ratings during the first and the second construction stages.

In addition, the location of South Gate industrial park offers outstanding capabilities for growth and expansion, which makes the property so attractive for prospective buyers and tenants, and gives South Gate a competitive advantage.
