They talked over burning questions and problems in industry. As a conclusion, specialists noticed that warehouse segment is developing successfully in Russian metropolitan cities.

Financial manager of Alliance Building corporate Alexander Nikishov denoted main tendencies of construction process. Firstly, he paid a great attention to "key ready" solutions in "build-to-suit" (according to individual inquiries of customers) sphere. Secondly, Mr. Alexander noted the appearance of potential clients, who are ready to pay rubles for property developers' work.

Building owners aren't ready to settle a ruble rate on sales of warehouse and industrial objects. Maximum, what they can settle is ruble indexation of implemented transactions. Despite the fact that building materials and labor compensation is realized in Russian currency, property developers still don't want to pay in rubles for rent of ready commercial space.

Such unclear situation was created by federal developer organizations. Some market experts explain their decision with attachment of large building projects to credit programs. It is unprofitably for companies to pay interest in ruble rate because it is higher than in dollar credits.

Such transitions can negatively affect buyers as a big price difference. The total rate for one square meter a year can be 180 dollars instead of 135.
