How will the lease rate change? Today, commercial real estate property in Moscow is at its height.

Total construction volume by the end of 2013 is 1 million square meters, which means that the construction market reached a pre-crisis mark.  Despite that, 90% of all logistics centers that are being placed into operation are sold at the construction stages. The analysts believe that next year we will observe the same tendency.  The want for warehouses is so great that the demand considerably outruns the supply.

Retailers particularly need warehouses. Major part of warehouses is occupied by network retailers, while the lesser part – by online retailers.

Retailers often act as direct leaseholders, either purchasing or ordering warehousing properties. Individual logistics is available only to highly developed holdings, such as "Magnet", "Sportsmaster", or X5 Retail Group. However, if we compare our capital with the European cities, we will see that warehousing space constitutes 1.57 square meters per 1 square meter of retail.
