Built-suite development causes deficiency of warehousing facilities  built-to-suit

During the third quarter of 2013, 60 built-to-suite transactions were made in Moscow region only. Taking into account total amount of transactions made over the period, 204 thousand square meters were already alienated on their project stages.

Such tendency leads to believe that future offer will be gradually diminishing, which, in its turn, will lead to a deficiency.

Despite the fact that current warehousing state in the real estate market is optimistic, it cannot prevent future deficiency of storage facilities. The situation is accelerated by the built-to-suite development. More and more warehouses are being build annually, yet plenty of them stay vacant, since over a half of total storage facilities are build upon a customer's individual request.

High lease rate is a direct consequence of warehousing deficiency. Average lease rate for a class A warehouse is 130-140 dollars per square meter, class B warehouse – 115-125 dollars per square meter a year.
