Tips on Renting a Warehouse

DSC03614If your business is growing and your available space becomes insufficient, the best option would be to rent a warehouse. It will not merely help you to eliminate significant money outflow, it will as well free of many host responsibilities.

That is, next time you realize your current space is not enough, you can simply move to a larger warehouse, without selling the old one, buying the new one – that is, saving yourself time and energy.

Still, you have to bear in mind several factors crucial for renting a warehouse before you make a final decision. Here are some of them:

  • Warehouse location. It is one of the most important factors, since you will definitely need a warehouse close to your office. At the same time, it has to be affordable, so you could reduce transportation costs. Still, other factors apart from affordability will have to be considered. For example, if you are running a business depending on transportation, you should better rent a warehouse next to an airport, highway or seaport – it will depend on the type of transportation you use most. Also, certain areas within your town can have different rent value. Some locations may be even better than others. All in all, you should better hire an experienced realtor and rely on his help.
  • Warehouse size. Depending you business requirements, you should consider the best size suitable for your needs. Many entrepreneurs will satisfy themselves with a relatively small warehouse. However, if you expect a rapid expansion of business, it might be wise to rent a larger facility.
  • Interior facilities. If your primary purpose is to store goods, a room is all you need. Plus, of course, you will need electricity. However, if you have managing staff, you may require additional facilities as well – for example, water and some extra rooms. Thus, total cost of a warehouse will depend on its size and additional utilities.

As you look for the appropriate warehouse, try to contact previous owners. Their referrals will help you to get a pretty good idea on potential problems within a separate warehouse. You will be able to get more information on warehouse space, support and other rental services. If there are any issues to be considered, an opinion from a previous owner might become handy.

After choosing a warehouse that suits your requirements, get down to paperwork. Make sure to define primary questions, including monthly rent, possible payment modes, terms of lease, any repairs or improvements around the facility, and who is responsible for their cost, etc. In fact, a broker should revise the document, paying a special attention to the areas of your concern.

Landlords can be difficult to negotiate with. However, a good broker should do everything possible to make the deal profitable for you, since it is highly important for the future of your business.
